An FM contract is hundreds of small promises kept daily across sites you do not own. No audit visits all of them, so the sample is calculated and rotated, and the central functions behind them are examined every cycle.

How the audit runs here

  1. Sampling is calculated, not chosen by you

    The site sample size comes from the accreditation body's multi-site rules and the number of locations in scope, with the mix rotated across the cycle.

  2. The auditor goes where the work is

    That means plant rooms, risers and out-of-hours attendances, arranged through your client's access rules and site inductions rather than around them.

  3. Client-specific rules are in scope

    Where a client imposes its own procedures, the auditor tests how you identify, train and monitor those requirements — not whether the client's rules are correct.

  4. Findings graded, decision separated

    A finding at one site is assessed for whether it is local or systemic. The certification decision is taken by a reviewer outside the audit team.
